OUR APPROACH
Good representation stays involved.
Real estate comes with decisions, details and the occasional surprise. Our job is to help you understand what matters, give you a clear point of view and stay close enough to the process to step in when something needs attention.

BEFORE THE TRANSACTION
The right strategy starts with understanding what actually matters.
Before there is a listing, an offer or a contract, there are usually bigger questions. What are you trying to accomplish? What matters most? Where is there flexibility, and where isn’t there?
We take the time to understand the full picture first. That gives us a better foundation for the advice, strategy and decisions that follow.
What you can expect from us.
Clear advice
We’ll tell you what we think, explain why and give you the information you need to make your own decision.
Direct involvement
We stay close to the details and remain accessible throughout the process rather than handing you down a chain of people.
A second perspective
Debbie and Kody do not always see a property, problem or opportunity exactly the same way. That is often useful.
Whatever needs doing
If something needs attention, we focus less on whose job it technically is and more on what will help move things forward.
SELLING WITH PRUETT KIRBY
Selling starts before the listing goes live.
Good presentation begins with understanding the property, the likely buyer and the story worth telling. From there, we think through positioning, preparation, photography, video and how the home should enter the market.
But marketing is only part of representation. Once a property is live, pricing decisions, feedback, negotiation, communication and execution matter just as much. We stay involved in all of it.
WHEN THINGS GET MESSY
Not everything fits neatly into the job description.
Real estate has a way of producing unexpected problems — a repair that needs attention, a showing complication, a contractor question, a piece of information that needs tracking down or something at the property that simply needs to be handled.
We can’t promise every transaction will be simple. We can promise we’ll stay engaged, communicate honestly and help solve what we reasonably can instead of disappearing when things become inconvenient.
